The Texas real estate exam is considered moderately to highly challenging. The overall first-attempt pass rate is approximately 57–58%, meaning nearly half of candidates do not pass on their first try.
What makes it challenging:
How to improve your odds:
Official exam topic reports are published quarterly by TREC.
The Texas real estate exam has 125 multiple-choice questions split into two timed sections, administered by PearsonVUE:
You need a minimum score of 70% on each scored section to pass (at least 56/80 on the national and 21/30 on the state portion). You won't know which questions are pretest, so answer every question. You receive your pass/fail result immediately after the exam.
On exam day, bring a valid government-issued photo ID. Your name must match your TREC application exactly.
If you fail one section, you only retake that section (with a new $43 fee). You have 12 months from TREC approval and up to 3 attempts per section — after 3 failures on a section, TREC requires 30 additional hours of remedial education before retesting.
Official exam info is on PearsonVUE Texas Real Estate.
TREC requires all sales agent applicants to submit fingerprints for a criminal background check, processed through IdentoGO (MorphoTrust).
How it works:

At a glance: To qualify for a Texas real estate sales agent license, you must meet the basic eligibility rules, complete the required 180 hours of TREC-approved pre-licensing education (six 30-hour courses), submit your application to TREC, complete fingerprint/background requirements through IdentoGO, pass the state & national exam through PearsonVUE, and then find a sponsoring broker to activate your license.
Class Hours Required by the State:
180 hours
Texas’s 180 hours are split into six required courses (30 hours each):
Important timing rule:
Your qualifying education should still be valid at the time you apply. If you’re spacing courses out over a long period, confirm timing rules on the official TREC site.
Seat Time:
Online providers may enforce time-in-course rules depending on delivery format.
Your course delivery system should manage this requirement for you.
Pre-Licensing End-of-Course Exams:
Each course has its own final exam and must be passed to receive credit.
Retake rules vary by school/provider.
Licensing Exam:
The Texas real estate licensing exam is administered by
PearsonVUE
at testing centers (and subject to PearsonVUE’s available options).
You must pass the state and national portions to qualify for licensure.
Fingerprinting is required for a criminal background check as part of the licensing process. Texas applicants typically complete fingerprinting through IdentoGO after applying (you’ll need your TREC ID to schedule).
Tip: Don’t do fingerprints too early — background items can have validity windows, and you want them to still be valid when you submit your final items.
Apply and Pay Fees:
Submit your application through TREC and pay the required fees.
Processing times vary based on application volume and background review needs.

After approval and passing the exam, new Texas licenses are typically issued as inactive until you affiliate with a sponsoring broker. If you’re brand new, choose a brokerage with strong training and mentorship.
Texas has specific rules for out-of-state license holders (including possible education/exam differences depending on your situation). Confirm your path on the official TREC site.
Some applicants may still be eligible, but Texas may require additional review. If you have concerns, TREC offers a “fitness determination” process before you invest heavily in coursework.
Self-paced course access periods and extensions depend on the course package you purchase and school policy. If you need an extension, review the policy details before your access expires.
