What You Need to Get Licensed in Texas

Here’s the simplified version: meet the basic eligibility requirements, complete the required education, pass the exam, and finish your application with Texas.

Texas education requirement: 180 hours TREC requires 180 hours of qualifying education before you can sit for the sales agent licensing exam.
Six required 30-hour courses Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Real Estate Finance, and Promulgated Contract Forms.
Licensing exam is administered by Pearson VUE After coursework completion, register and schedule your exam through Pearson VUE.
Criminal history may affect eligibility If you have convictions, unpaid judgments, or similar issues, you may request a Fitness Determination (FD) from TREC before applying.

Please note: A criminal conviction may affect a student’s ability to become licensed. If a student has committed criminal offenses, has unpaid judgments, etc., the student may request a Fitness Determination (FD) from TREC prior to filing an application. This step may save time if the student does not satisfy TREC’s qualifications for honesty, trustworthiness, and integrity.
