How long does it take to get a Texas real estate license?

The amount of time to get your Texas real estate license is dependent on a number of factors, though most complete the requirements within four months. There are a number of steps to complete which include education, application, exam, fingerprints, background investigation, and sponsorship by an actively licensed Texas real estate broker.

How do I get a Texas real estate license?

Can a felon get a Texas real estate license?

Felons will need to pass the “Fitness Determination” portion of licensing prior to approval. Students can complete this form that must be submitted to the Texas Real Estate Commissionwhere they will review your request.

How do I renew my Texas real estate license?

Prior to the renewal date one must complete the applicable Continuing Education requirements and pay the renewal fee. Continuing Education requirements may differ for those under the Sales Agent Apprentice Education (SAE) requirement.

How much does it cost to get a Texas real estate license?

The total cost to get a Texas real estate license depends on a number of factors. State application and related fees are around $350 for a new sales agent, and the Texas Real Estate Salesperson Exam fee is $43. Pre-Licensing coursework tuition and fees may bring the total in excess of $1,000 depending on where you complete your coursework.

How long is the Texas real estate license exam?

The exam is composed of 110 questions. Two and a half hours are allotted to take the exam.

What is the average salary for a Texas real estate agent?

There is a wide income range when it comes to selling real estate in Texas. Top agents who commonly earn over six figures typically work for successful brokerages, work full-time, and have a few years of experience.

How old do you have to be to get your Texas real estate license?

To become a real estate agent in Texas, applicants must be at least 18 years of age.

Where do I take the Texas real estate license exam?

The Texas real estate agent licensing exam is taken at a Pearson VUE testing center. Pearson Vue is an established, third-party testing provider.

What courses are required for a Texas real estate license?

Texas students are required to take 180 hours of Pre-Licensing coursework to become a licensed real estate agent. These 180 hours are broken down into six 30-hour courses that cover a wide range of topics that will educate the candidate and prepare them for their career.

What are the Texas requirements for SAE and Continuing Education?

Texas requires agents in their first renewal cycle to take 98 hours of SAE. Every two years thereafter, Texas real estate agents are required to complete 18 hours of Continuing Education.

Can I get a Texas real estate license online?

Yes, Texas residents can receive their real estate Pre-Licensing education online. The online option has become increasingly popular in recent years.

Does Texas have real estate license reciprocity with any other states?

Texas does not offer reciprocity or any expedited way to real estate licensure for out-of-state agents. All parties interested in Texas licensing will have to take the entire Texas Pre-Licensing course. Current licensees in other states can have the National portion of their Texas real estate licensing exam waived.

Texas Real Estate Agent Licensing Requirements

TEXAS STATE REQUIREMENT DETAILS FOR REAL ESTATE PRE-LICENSING EDUCATION

Please Note: A criminal conviction may affect a student’s ability to become licensed. If a student has committed criminal offenses, has unpaid judgments, etc., the student may request a Fitness Determination (FD) from TREC prior to filing an application. This step may save time in pursuing a license if the student does not satisfy TREC’s qualifications for honesty, trustworthiness, and integrity.   • 30 hours in Principles of Real Estate I
  • 30 hours in Principles of Real Estate II
  • 30 hours in Law of Agency
  • 30 hours in Law of Contracts
  • 30 hours in Real Estate Finance
  • 30 hours in Promulgated Contract Forms


Application Status Tracker:
 The Texas Real Estate Commission has launched a new application status tracker.  This new tool is an easy way for anyone to track the status of initial applications, reducing delays and confusion about what comes next. You can track your status here.

Pre-Licensing Final Exams: Final exams must be passed with a minimum of 70%. Within 90 days of the original examination, a student may retest after a failed exam a maximum of one time. Otherwise, students failing the end-of-course examination must repeat the course prior to being eligible to take the end-of-course examination again. 

Proctoring Final Exams: The state requires that your final course exam be proctored. You’ll need to schedule an appointment with an online proctor in advance. You can find full details of the proctoring process here. Upon passing the final course exam you will be asked to sign an affidavit verifying your identity as the student who completed the course and the final course exam.

Licensing Exam: The licensing exam is administered by PearsonVue.  Registration for the state licensing exam is an entirely separate process from proctoring for your course final exam. For instructions to register for your state licensing exam and further information, please click here.

Course Completions: Students must participate in each course for the number of hours of credit awarded and daily course segments cannot exceed 12 hours. A 30-hour qualifying course cannot be started and completed in less than 3 days and starting and completing more than one qualifying course within the same 3 days is also not permitted. Our online course delivery system manages this requirement for you.

The CE Shop’s Offering: 180 hours

Reporting: The state does not require schools to report qualifying course completions. Students will submit their certificate of completion with their license application.

Expiration Date of Course: The CE Shop’s Pre-Licensing courses expire six months after the date of purchase. Each student will be granted a one-month extension at no charge, to be applied immediately after the initial six-month term. For any reactivation or extension of the course after the seventh month, The CE Shop will charge the student 20% of the current retail price of the course for each 30-day extension or partial 30-day extension in the event that the course finally terminates before the end of the final 30-day extension. Students may also elect to re-enroll for 50% of the current retail price of the course, if the course has hit the year expiration or the student is at the 7-month mark and wants to repurchase and restart the course and enrollment.  Extensions or reactivations cannot be granted beyond 12 months from the purchase of the course since, in all events, the course terminates 12 months after purchase.

Certificates: Once The CE Shop has received the signed affidavit, your certificate of course completion will become available to download (and via email). The CE Shop will provide students with an electronic certificate of completion, upon completion of the course. Certificates will remain in your account for a minimum of five years, should you need additional copies. Please refer to your license application to determine if you need to submit your certificate of completion with your license request. Course completion dates are recorded using Central Standard Time. Please note that the date of your certificate of completion will reflect this.
